Having been in the construction and land development industry for many years, we realized that there was a huge need for owners to have someone they trust working and fighting for them. Everyone involved in a project is trying to make money off of the owner yet no one is usually looking out for the owner's best interest. Also, there is a tendency by some contractors and subcontractors to reduce costs in ways that also reduce quality. Also, with only limited-time warranties to be considered, contractors have little long-term risk and, therefore, motivation for long-term quality. However, you as the owner are stuck with the long-term risk, liability, and potential damages. We at Kaizen are now applying everything we have learned from being on the construction side to now serve the owner with a full range of tools and expertise to make sure the project is not only done right and on time, but to also find ways to reduce costs without reducing quality. In short, we protect the owner and take on the burden that is associated with dealing with architects, engineers, attorneys, city and municipalities, utility companies, etc., and especially contractors and subcontractors as well as handle the contract management (paperwork) and financial management (A/P and A/R for the project).
